You will want to make a visit
to Costa Rica to check out a variety of properties. You will no doubt find one that captures your heart! So below are some practical costs and considerations to keep in mind.
{lease note that this is simply an EXAMPLE to show typical fees. It
does not include title insurance, a discretionary closing
cost. (Title insurance IS typically required for a purchase
with money from a self-directed IRA.) Other costs
to be considered include annual property taxes, fencing,
protection and maintenance of the property, water and electrical connections. All of these will vary depending on the property.

Important considerations:
Is your perfect place a small farm where you can keep your horse? Is it a piece of pasture land where you can grow
precious tropical hardwood and fruit trees and grow your
own organic garden?
Do you want your property to be adjacent to paved or rocked roads--public or private roads? (A 4wd vehicle is recommended for access to any properties
that are not directly on paved roads.)
Do you want to see mountain and valley views?
Do you want to see the ocean in the distance, or see the breakers? (Locals call them "pocket", "medium" or "big" ocean views.)
Do you want cool breezes and the security that comes with being at higher elevations?
Or do you prefer the resort atmosphere and closeness to the public beaches that come with towns like Dominical, Jaco or Tamarindo?
Do you want to be ON the beach, WITHIN WALKING distance, or WITHIN A SHORT drive to the beach? Or does the beach not really matter to you on a day-to-day basis?
How important is high speed internet access?
What is your preferred access to services such as hospitals & shopping?

How the the farm I have for sale in the San Juan de Dios Valley matches up with the above considerations:
This farm is a 40- to 45 minute commute to the beach via the Lagunas road or the Platanillo road. 30 minutes of this time is on dirt/rock road. It is a place where there are incredible mountain & valley views, pasture, & some room for planting more trees if you wish. Hook-ups to water and electricity are nearby, or you can investigate using the stream for surface water and hydro-power. The big hilltop plantel has nice breezes and is very private. This site does not have high-speed internet access. It is about an hour and fifteen minutes from the nearest hospital, and about an hour to the town of San Isidro.
